Realtor Punya sells gas stations, convenience and liquor stores, groceries and restaurants across Texas and Oklahoma, often with the real estate included. I designed and built the brokerage's website and set up its technical SEO. It is live at punyarealtor.com and already receiving enquiries.

Punya, a realtor at Fishtail Realty in the Dallas–Fort Worth area, brokering income-producing businesses, mostly gas stations and convenience stores, with or without the building.

02 / The brief

Give buyers real numbers quickly, and give sellers a reason to trust the broker with a discreet sale.

03 / What I delivered

The design and build of the public website, a private admin panel the broker runs without a developer, and the technical SEO foundation.

04 / Where it stands

Live, with enquiries already arriving through the contact form. The sitemap lists 54 pages, 47 of them individual listings.

The problem: a listing is one card among thousands

Business-for-sale marketplaces put every gas station in Texas next to every other one. A broker's own website has a different job: make the broker the obvious person to call, and make each listing something a buyer can open, understand and forward in under a minute.

This kind of buyer wants the numbers early. This kind of seller wants discretion. The site had to serve both without the broker explaining the same thing twice.

What I built

The SEO foundation, and why each piece is there

Technical SEO makes a site eligible to rank. It does not guarantee rankings, traffic or leads, which depend on competition, content and time. This is what was set up.

01 / Titles, descriptions, one address per page

Every page has its own title and description and a single official address, so near-duplicate pages don't compete with each other.

02 / A readable address per listing

A specific business can appear in search on its own, for the specific search someone types, instead of hiding inside a long results page.

03 / A sitemap that updates itself

It lists every page and listing photo, and changes when a listing is added, hidden or removed. Today it holds 54 pages.

04 / Structured data

Machine-readable facts: the brokerage as a real estate agent serving Texas and Oklahoma, Punya as a person, each listing with its price and availability, breadcrumbs, and the Insights articles as questions and answers.

05 / A plain-text summary for AI

An llms.txt file describing the business and its current listings, so assistants like ChatGPT can read it without guessing.

06 / Accounts the client owns

The sitemap was submitted to Google Search Console and Bing Webmaster Tools under Punya's own accounts, so access stays with the client.

The honest part: the site is live and enquiries are arriving, but search rankings take weeks to build and I'm not claiming any here. The numbers worth watching are pages indexed, search impressions and enquiries, and I'd rather report those when they exist than promise them now.
